Protective Coating Systems Designed to Seal Out Water and Add Years to Your Roof
For Airmont, NY property owners looking to stretch the life of a roof that still has good bones, coating and waterproofing systems offer a budget-friendly alternative to tearing everything off and starting over. Applied correctly, with the right product matched to the right surface, a quality coating job can add anywhere from 10 to 20 extra years of service to a flat or low-slope roof, while also sharpening its resistance to water, sun damage, and heat gain. That word "matched" matters a lot here, which is exactly why every job we take on at Weatherseal Roofing starts with a close look at the roof's current condition.
Coating isn't the right call for every roof, no matter how good it looks from the ground. If moisture has already worked its way deep into the insulation layer, if sections of the membrane are pulling apart, if the decking underneath has structural issues, or if drainage problems exist that a coating simply can't fix, applying a coating over the top is a recipe for disappointment. Our assessment process at Weatherseal Roofing digs into each of these areas before we recommend anything, and we'll only suggest a coating when we're confident the roof underneath can actually support it. We'd rather be upfront about that than sell a project that won't hold up.
Across Airmont, NY, silicone coatings have become the go-to option for flat roofs, largely because of how well they handle standing water and years of sun exposure. Acrylic products can break down when water sits on them for too long, but silicone shrugs it off, holding its grip, flexibility, and waterproofing ability even on roofs where drainage isn't perfect. It bonds well to TPO, EPDM, modified bitumen, and metal surfaces, and in most cases can go right over the existing roof once it's properly cleaned and prepped, no full removal required.
Acrylic coatings shine on sloped roofs where pooling water isn't part of the equation. They cost less than silicone, reflect sunlight impressively well (which shows up directly in lower cooling bills), and grip metal roofing surfaces nicely. For Airmont, NY businesses with sloped metal roofs, acrylic coating is a smart way to refresh and protect the surface, push off a full replacement, and pick up a noticeable improvement in how the building handles heat. Another plus: acrylic systems can be recoated down the line once the original layer starts to wear thin.
How well a coating performs over the long haul comes down almost entirely to the prep work that happens before a drop of product is applied. Our process starts with a deep clean to strip away dirt, algae, oxidation, and any loose debris that would keep the coating from bonding properly. From there, every seam, flashing point, and penetration gets reinforced with primer and fabric before we ever touch the main field area with a roller or sprayer. This prep stage eats up most of the labor hours on a coating job, and it's also the stage where corner-cutting contractors tend to shortchange the client. We don't skip steps here, because skipping them is the fastest route to a coating that fails early.
Cutting energy costs is a real, measurable side effect of most reflective coating jobs we complete around Airmont, NY. Cool roof coatings that reflect sunlight and release heat effectively keep roof surface temperatures down, which eases the cooling burden your HVAC system has to carry. For Airmont, NY commercial buildings with sizable roof footprints, that adds up to noticeably lower peak cooling demand and reduced energy bills over the coating's lifespan. Get in touch with Weatherseal Roofing to schedule a coating evaluation for your property, and we'll provide a detailed written estimate covering expected performance and warranty coverage.
